Being a Good Tenant: How to Build a Great Landlord-Tenant Relationship

A Great Rental Experience Works Both Ways

A successful rental relationship is built on communication, respect, responsibility, and understanding. While property owners and management companies have responsibilities to maintain the property and provide professional service, tenants also play an important role in creating a positive rental experience.

Whether you are renting a single-family home, apartment, office, or commercial space, a good landlord-tenant relationship benefits everyone.

Here are seven ways to make the most of your rental experience.

1. Read and Understand Your Lease

Your lease is the foundation of your rental relationship. Take the time to understand your responsibilities, including rent payments, maintenance obligations, occupancy requirements, pets, parking, and property rules.

If something is unclear, ask questions before signing rather than making assumptions later.

2. Pay Rent on Time

Consistent and timely rent payments are one of the most important parts of being a responsible tenant.

Set up reminders or automatic payments when available. If an unexpected situation arises that may affect your ability to pay on time, communicate with management as early as possible.

3. Take Care of the Property

Treat your rental property as you would want someone to treat your own home or business.

Keep the property clean, report damage, avoid unnecessary wear and tear, and follow the lease requirements regarding property upkeep.

For residential tenants, this includes taking care of the interior and any exterior areas assigned to you.

For commercial tenants, it means maintaining a professional environment for employees, customers, and visitors.

4. Communicate Maintenance Issues Promptly

Small problems can quickly become larger and more expensive if ignored.

Report leaking faucets, plumbing issues, heating problems, water intrusion, electrical concerns, and other maintenance needs as soon as you become aware of them.

Never assume a minor issue will resolve itself. Early communication can help protect both the property and your personal belongings.

5. Respect Your Neighbors

A good tenant understands that other people share the property and surrounding community.

Be mindful of noise, parking, trash disposal, shared spaces, and other activities that may affect neighboring residents or businesses.

A little consideration goes a long way toward creating a comfortable environment for everyone.

6. Follow Property Policies and Provide Access When Required

Understand the property's policies regarding pets, parking, trash, landscaping, smoking, and other applicable rules.

Also, recognize that property management may occasionally need access for inspections, maintenance, repairs, or other legitimate purposes, subject to applicable notice requirements and lease terms.

Cooperation helps ensure that necessary work can be completed efficiently.

7. Communicate Before Problems Become Disagreements

One of the most important parts of a successful rental relationship is communication.

If you have a concern, question, or problem, bring it to management's attention. Most issues can be resolved much more easily when everyone communicates openly and respectfully.

A professional property management company should be approachable, and responsive.
